On the surface, buying a home in Tennessee might seem like a daunting task, but the average cost of a single-family home in the state can top $100,000.
And a lot of the property can be sold for far less.

That’s the lowest in the nation.
And when it comes to single- family homes, the median sale price is $207,000 per house.
“The biggest thing you can do is get a mortgage that’s below a million,” said Brian O’Connell, a Nashville real estate broker who specializes in real estate and real estate sales.
“That way you’re in a much better position if you go to a bad market, you’re not in a bad home, you have an extra cushion.”
The cheapest Tennessee home to buy?
“The house you live in,” O’Connors said.
“It has to be a nice home, a good-sized house, it has to have a lot in it.
You have to have some amenities.”
The home has to fit a specific profile, O’Brien said, and be built in a certain way, which can help determine how much it’ll cost.
You need to have certain characteristics.
The most important is that it has good weather.
The house has to do good in terms of weather.
It has to meet certain standards.
You also have to be able to sell it in the middle of the year.
That means you have to make sure you’re able to build the house and the market is good in the summer and fall, Ollon said.
So, if you’re looking at the cheapest home, it’s probably going to be the house you’re living in, OLLON said.
He said you’ll want to consider a lot more than just the home’s size.
“You want to look at what kind of value you can get for your money,” Ollons said.
And if you do decide to move to Tennessee, you should be able fit your family in it, Olin said.
Ollone said you should also be able afford a mortgage, even if it’s a low-interest one, and that you’ll likely need to sell some equity in the house to cover the down payment.
If you’re planning to move, he suggested you look for a house that is going to give you a good deal for your cash.
O’Connor said he has had a number of buyers who have bought a house in Tennessee with the intention of moving to Tennessee to work, but ended up not moving because the market was too tough.
“There’s been so many sellers out there,” OConnor said.
But if you are a buyer looking to buy a home near Nashville, it may be worth looking for a little more than the typical sale price.
“If it’s in the neighborhood, you may be able find it,” OConnell said.
You might also want to think about how much you can afford to pay.
A house in a nice neighborhood, OConnors pointed out, is going for around $600,000 to $700,000, but it could go as low as $350,000 if you look at the median value.
“They’ll say, ‘Oh, that’s going to cost $400,000,’ but the house is only going to go for $250,000,” OConnone said.
If it’s on a good street, a big, spacious house, like an old barn, can go for as much as $1 million, OConnor suggested.
The cheapest house to buy in the Nashville metro area?
“I have to say it’s the house I live in right now,” Olin told Fortune.
He added that it’s usually a good fit for a family of four, so he would expect the price to be in the $400 to $500,000 range.
If a family is looking to save on their mortgage, he said, the house may be the one to look into.
“I’d say the most expensive home you can buy is the house that you live on your own,” OLLONE said.
That is, you can’t just go out and buy a house and hope that the price will drop.
Olin suggested you consider buying a house with more than one family member.
He also suggested looking for something that will help you with your down payment, and then you can look for houses that have good credit ratings.
If the house doesn’t have a good credit rating, Ollo said, it might be the right time to buy.
“This is not a house for everybody,” Ollan said.
